Time Conti Sheffield is Perth's leading property management services and real estate company; we aim to go above and beyond expectations by offering a suite of services to our clients from our Victoria Park office.

When you inquire about a property that we have listed for sale that is to say when we are the sellers agent, our service will include:

  • The provision of a copy of the certificate of title for the property and details of any encumbrances listed on the title
  • Provision of a strata plan, plan or diagram of the property
  • The provision of a section 43 statement signed by the manager of the strata company where the property is the subject of a strata plan
  • Local authority information as to approvals (including additions and carports) and zoning of the property
  • Water corporation information as to sewer connection and compliance and location of the ministers sewer line
  • Details as to water and council rates
  • Arranging an inspection of the property
  • Assistance with the preparation of the offer and acceptance contract should a buyer wish to purchase the property
  • Presenting offers to purchase to the seller and negotiating the sale
  • Administering the contract of purchase
  • Liaison with the buyers and sellers conveyancer to settlement
  • Liaison with the buyer and seller to settlement
  • Attend final inspection and key handover
  • After sales service

Buyer Acquisition Service - Buyers Agent

Should a buyer wish to appoint Time Conti Sheffield to act on the buyers behalf in the acquisition of a property where we are not the sellers agent (we cannot act should there be a conflict of interest) then we are able to provide the following service:

  • Obtain a copy of the certificate of title and details of any encumbrances that are registered
  • Obtain a copy of the strata plan, plan or diagram of the property
  • If the property is a strata property obtain a copy of the section 43 statement from the manager of the strata company
  • Obtain a information from the local authority as to approvals (including additions and carports) and the zoning of the property
  • Obtain information from the water authority as to sewerage connection and compliance and location of ministers sewer line
  • Inspect the property
  • Provide valuer general office market evidence of sales of similar properties in the area
  • Assist with the preparation of an offer and acceptance contact to purchase the property
  • Present the offer and negotiate the purchase with the sellers agent or with the seller direct should the seller not have an agent
  • Administer the contract of purchase
  • Liaise with the seller or the sellers agent to settlement
  • Liaise with the buyers conveyancer to settlement
  • Attend final inspection
  • After sales service
