Perth Rental Market Update – December Quarter 2016

The Perth Metro Region calculated a preliminary overall rental median figure of $360 per week for the quarter ending December 2016. This is 2.7 per cent lower than the previous quarter and down 10 per cent to the December 2015 quarter. The preliminary quarterly median rent for houses is at $380 and $340 for units.

Listings at the end of December 2016 totalled 10,349 which was down three per cent in comparison to September 2016 but up nine per cent to December 2015.

Rental & Vacancy Rate Overview

Perth’s median house rent has remained stable over the latest December 2016 quarter at $380. However, rents in the multi-residential market have trended lower over the December 2016 quarter, declining by $10 (or 2.9%). As such, the overall median rent is down by three per cent on a quarterly basis to $360 and lower by 10 per cent in comparison to the same time last year.

Rental Leases

The number of total properties leased increased over the December 2016 quarter by approximately two per cent to 14,104. Annually, rental leases are up by approximately 24 per cent. Rental listings have decreased by three per cent over the quarter but still up by nine per cent in comparison to a year ago.
