Does the 'perfect tenant' actually exist?

The answer to this question will probably differ, depending on whom you ask. Landlords and property managers may not always have the same views as the tenants themselves - and like many of life's questions, it's as much about interpretation as it is about reality.

But whilst the definition of perfection may differ, there are a number of things that tenants should do to ensure that they're the best tenant possible. In the same vein, it should be remembered that it's not a one-sided relationship and the landlord or property management company should always be professional and fair in their dealings with tenants in order to secure a win-win situation for everyone.

That said, let's look at a few things that the 'perfect tenant' will do.

The perfect tenant sticks to the terms and conditions of the lease

Surprisingly, there are many tenants who do things that are outside of their rental contract and this can have a detrimental effect on their tenancy. The contract is legally binding and if it states that the tenant may not bang nails into the walls to hang pictures or cut down a tree (no matter how insignificant some breaches may seem to the tenant at the time), those are the conditions and they have to be met.

The perfect tenant maintains the property to a high standard

Imagine the roles were reversed. If you arranged for someone to stay in your home whilst you went away, and you returned to find it unkempt, messy, dirty and neglected, you'd be very displeased. The perfect tenant will respect the rental property as if it were their own, making sure that it's clean, cared for and well-maintained.

The perfect tenant will be a good neighbour

Being considerate to neighbours, having a sense of community and a concern for the welfare of others are all traits that make for the perfect tenant. Of course, not everyone is going to be best of friends with their neighbour, but always keep things respectful and polite.

The perfect tenant always pays rent on time

Perfect tenants - like professional property management companies - have a zero tolerance for rent arrears. They will always pay their rent on time, and in full - with no exceptions.

The perfect tenant communicates with the landlord

Everyone understands that accidents happen - but the advice to tenants is not to try and hide the evidence. If there's a burn on the carpet, a chip in the basin or indelible ink on the wall, let the property manager know. Ignoring the problem or covering it up will only cause bigger problems later.
