Our Proven Property Management Process
- Initial Contact & Assessment: After an enquiry is received, our Head of Residential Property Management conducts a thorough rental appraisal, researching market conditions and evaluating the property. We organise a meeting with the property owner at the property to discuss how to maximise its value and ensure compliance with WA rental standards.
- Agreement & Onboarding: Once the property owner agrees to proceed, we provide a Management Authority and outline the terms of property management. After collecting identification and finalising the contract, we begin the tenant search and screening process.
- Tenant Screening & Selection: We advertise the property across multiple channels, while we process prospective tenant applications internally. We recommend suitable applicants to the property owner, who makes the final decision. The selected tenant is then notified.
- Lease Agreement & Move In: The lease agreement is prepared and arrangements for the tenant to sign are made. A Property Condition Report (PCR) is prepared – and once bond and rent are paid – the tenant collects the keys and moves in. From move in, the tenant has seven days to review the PCR and submit any amendments.
- Ongoing Property Management: We conduct quarterly inspections to ensure the property is well maintained and manage any maintenance requests or issues that arise.
