Requesting Maintenance & Repairs
Experiencing a maintenance issue in your rental property? We’re here to help.
Whether it’s a leaky tap or faulty air conditioner, please report any maintenance concerns promptly. Here’s how you can get in touch:
Routine Repairs
For non-urgent maintenance, such as minor repairs or appliance issues, please email your property manager directly with photo evidence, if possible. We aim to respond to all routine maintenance requests quickly.
Emergency Repairs
For urgent repairs, as defined by the Residential Tenancies Act (necessary for essential services, safety, preventing property damage or causing undue hardship), please call our office immediately on 9362 5333. If it’s outside business hours, your call will be directed via text and email to your property manager.
Your Responsibilities As A Tenant
As a tenant in a Time Conti Sheffield managed rental property, understanding your responsibilities helps ensure the property remains in good condition and contributes to a positive rental experience for all parties involved.

Rent Payments
The schedule for your rent payments is detailed in your lease agreement and must be adhered to on or before the due date. We recommend setting up direct debit for convenience. If you anticipate any financial difficulties affecting your rent payment, it’s crucial to inform your property manager as soon as possible.
Property Upkeep
You are responsible for keeping your rental property clean and free from damage. This includes regular cleaning, gardening, and ensuring smoke alarms are not tampered with. Please report any damage or safety concerns to your property manager immediately.
Pets
If you have a pet, or plan to get one, we would recommend that the application be approved in writing by your property manager. Failure to do so may be a breach of your lease agreement.
Property Maintenance
Please report any maintenance issues as soon as practicable.
Moving Out
When you decide to vacate your rental property, you are required to provide written notice. For periodic leases, this is at least 21 days, and for fixed-term leases this is at least 30 days. To ensure a smooth bond refund, please leave the property in the same condition it was in when you moved in. We will provide you with a move-out checklist to guide you.
Registering Your Requirements
